CSR is delighted to announce that planning permission has now been secured for the new Zipit Forest Adventures attraction at Fota Island, Co. Cork, marking a significant milestone in the delivery of an exciting new outdoor recreation and tourism experience. 

Acting on behalf of Zipit Forest Adventures Ltd, CSR provided planning consultancy and landscape services to support the successful application for the development, which will further strengthen Fota Island’s reputation as one of Ireland’s leading visitor destinations. 

The permitted development includes a new adventure activity course, comprising a net adventure area, multi-activity area, tubing course, ziplines, low ropes area and ancillary activities, together with a reception cabin, staff welfare cabin, toilet facilities and associated siteworks. 

CSR was pleased to lead the planning strategy for the project and coordinate the planning application alongside a multidisciplinary project team. The application was supported by planning policy analysis, landscape and visual assessment, and specialist input in relation to heritage, archaeology, ecology, traffic and transport. 

Given the sensitive Fota Island estate setting, the proposal required careful consideration of the site’s landscape, heritage and environmental context, including its relationship with Fota House and the wider visitor destination. 

This successful outcome demonstrates how sustainable tourism and outdoor recreation projects can be carefully integrated within sensitive heritage landscapes, delivering long-term social, economic and visitor benefits while protecting the qualities that make these places special.
